This arrangement is comparable to getting a mortgage from a conventional bank, but it has the distinct advantage of avoiding the complications, extensive paperwork, credit evaluations, and pre-approval requirements.
Owner financing is useful to landowners because it enables them to sell their properties to a wider market, including people who might not otherwise be able to afford the purchase, all the while providing a reliable and consistent income stream.
Owner financing offers advantages to investors as well because it enables them to purchase more properties even when they may not have access to the whole purchase price up front.
Landowner Financing: How Does It Work?

The buying process remains fairly standard, including the requirement for an earnest money deposit or a non-refundable down payment. However, instead of the entire amount being due at closing, we’ll work with you to set up a payment plan. This plan covers the principal amount along with a nominal interest rate and specifies the loan’s term.
It’s worth noting that the land itself serves as collateral. So, if you ever find yourself no longer interested in the property, you can simply return it to us, and there won’t be any additional obligations on your end.
And here’s some extra good news: There are no penalties for making early payments on the land. So, if you’re looking to pay it off ahead of schedule, you’re more than welcome to do so!
